Identify and verify property ownership through public records, title research, and other available resources.

Research, review, and analyze land titles while identifying, resolving, and documenting title defects and ownership issues.

Lead negotiations for the acquisition of rights-of-way, easements, and other property interests, balancing client objectives with landowner and project considerations.

Prepare, review, analyze, and interpret land and right-of-way agreements, deeds, easements, leases, permits, licenses, and related documentation.

Maintain accurate project records, landowner communications, parcel information, and transaction data within databases and project management systems.

Lead the negotiation, administration, management, and protection of clients' real property rights, including third-party uses and activities within client-owned property or easements.

Ensure compliance with client land policies, regulatory requirements, and applicable jurisdictional standards covering licenses, consents, grant-outs, encroachments, and major transmission line relocations.

Analyze property rights and resolve complex land-related issues throughout the project lifecycle.

Manage billing, invoicing, cost estimates, liability matrices, and related financial or administrative matters with internal and external stakeholders.

Oversee the preparation and execution of permits, consents, licenses, quitclaim documents, and other real estate agreements.

Lead project meetings, client discussions, status updates, and cross-functional coordination activities.

Manage project schedules, deliverables, priorities, and stakeholder expectations to support timely and cost-effective project completion.
Requirements:

Minimum of 10 years of progressively responsible experience in right-of-way, land acquisition, and electric transmission and distribution projects.

Demonstrated leadership and project management experience overseeing complex right-of-way and land acquisition initiatives.

Strong business acumen and exceptional client relationship management skills.

Proven ability to lead cross-functional teams and collaborate effectively with clients, landowners, regulatory agencies, internal teams, and external partners.

Excellent negotiation, conflict resolution, problem-solving, and decision-making skills.

Strong professionalism, flexibility, interpersonal skills, and ability to operate independently.

Excellent written and verbal communication skills.

Highly organized, self-motivated, and capable of managing multiple projects, deadlines, and competing priorities with minimal supervision.

Ability to communicate effectively with executive leadership, project teams, regulatory bodies, property owners, and other stakeholders.

Proficiency with Microsoft Word, Excel, and project tracking or project management systems.

Familiarity with GIS, AutoCAD Lite, Google Earth, and land management software applications.

California Real Estate License is required.

Strong understanding of property rights, easements, land acquisition processes, and right-of-way requirements within electric transmission and distribution environments.
Benefits:

Annual compensation of $110,000–$135,000 DOE.
