RolePrime Storage is one of the fastest-growing self-storage operators in North America, with a portfolio of facilities across the United States and Canada. We are focused on delivering exceptional customer experiences while leveraging data-driven marketing strategies to drive occupancy, revenue growth, and market share across our expanding portfolio.
We are seeking an analytical, results-oriented Senior Paid Media Manager to lead our digital acquisition programs. You will manage multi-million-dollar media investments, drive qualified leads and rentals, and identify new ways to improve marketing efficiency. You will work closely with the EVP of Marketing, manage all paid media campaigns, drive innovative media capabilities, and serve as the central point of contact for external agencies and media partners.
Search Engine Marketing (SEM)• Lead SEM strategy, execution, and optimization across Google Ads and Microsoft Ads to drive qualified leads, reservations, and rentals, spanning brand, non-brand, competitor, local, and storage-specific keyword initiatives.• Own geo-targeted SEM, building and optimizing location-specific and multi-market campaign structures across individual facilities.• Conduct keyword research, search query analysis, and negative keyword management to improve traffic quality and efficiency.• Refine bidding strategies, audience targeting, ad extensions, and campaign structures to maximize conversions; test ad copy, landing pages, and messaging.• Monitor impression share, quality score, CTR, CVR, CPL, and CPR to identify optimization opportunities.• Analyze local market trends, competitor activity, and search demand to find growth opportunities by facility and region.• Partner with SEO and Web Development to align paid and organic strategies and improve landing page performance to drive leads and rental/reservation conversion.• Manage budgets and forecasting to allocate spend efficiently against lead, reservation, rental, occupancy and overall revenue goals.• Stay current on platform updates, AI-powered bidding, media innovation, and industry trends.
Campaign Management• Own paid media across Google, Microsoft, Meta, LinkedIn, Apple Search Ads, ChatGPT, programmatic networks, and emerging AI-powered ad environments where commercially available.• Manage strategy and buying on Sparefoot.com.• Set campaign goals, KPIs, and success measures; allocate budget to maximize leads, rentals, and return on ad spend.• Develop creative strategy in partnership with design and content teams.• Manage campaigns end to end, including KPI tracking, post-campaign analysis, and implementation of adjustments to continuously improve.
Analytics & Reporting• Define, track, and report on key customer acquisition KPIs across platforms.• Build dashboards and reporting frameworks for real-time visibility into channel performance.• Blend a daily performance summary, paid platform data, and web analytics into a unified weekly reporting suite that surfaces cross-channel insights.• Deliver actionable insights and continuously test channel mix, targeting, messaging, and creative.
Cross-Functional Collaboration• Work closely with Marketing, Content, Creative, agency partners, the Operations and Asset Management team to align on strategy, objectives, and project plans.• Translate business objectives into integrated marketing strategies in partnership with key stakeholders.• Communicate performance and strategic recommendations clearly to leadership, and stay ahead of industry trends, platform changes, and competitor strategies.
• Bachelor’s degree in marketing, business, economics, or a related field.• 8+ years in performance, user acquisition, or growth marketing, with a proven track record of scaling paid acquisition campaigns with measurable ROAS.• Deep familiarity with ad and web analytics platforms: Google Ads, Meta Ads, LinkedIn, GA4, Google Tag Manager, Google Search Console, Microsoft Clarity, and Crazy Egg or Hotjar.• Proficiency in reporting tools (Looker Studio, Power BI, Tableau) and Excel or Google Sheets; SQL or Python is a plus.• Strong analytical ability to turn data into insights, plus excellent stakeholder communication and presentation skills.• Familiarity with conversational AI, AI-assisted search, and generative-AI advertising preferred; experience with ChatGPT Ads, MS Copilot advertising, Google AI Max, or Performance Max is a plus. ChatGPT Ads is an emerging environment this role will evaluate and pilot where available.• Experience with call tracking and attribution tools is a plus.• Experience in commercial real estate or multi-location businesses.• Work location: Saratoga Springs, NY-based candidates strongly preferred; the role requires regular on-site collaboration at Prime Storage’s home office. Candidates willing to relocate or commute regularly will be considered.
