JOB LOCATION: Pueblo of Pojoaque Realty Office
REPORTS TO: Director of Realty or COO, in the absence of the property Manager
DEPARTMENT: Realty
FLSA STATUS: This is a full-time position. FLSA Exempt
TYPICAL WORK SCHEDULE (DAYS/HRS PER WEEK): Minimum 40 hours per week.
JOB PURPOSE: To manage and coordinate real estate for apartments, storage units and mobile home properties. It will also be responsible for maintenance of the Pueblo of Pojoaque Enterprise Corporations properties.
ESSENTIAL FUNCTIONS:
- Responsible for all apartments, mobile Home spaces and storage units including maintenance, leasing and billing
- Responsible for maintenance of PPEC and other Pueblo properties as assigned.
- Ability to organize and track multiple projects simultaneously, organizes, and prioritizes.
- Supervises an administrative assistant and maintenance manager.
- Prepares and approves work schedules and work assignments, timecards and leave requests. Conducts interviews, hires new employees and guarantees timely onboarding.
- Initiates and assists with disciplinary action while following all policies.
- Conducts performance appraisals in a timely manner.
- Communicates expectations to all office employees.
- Ensures that office employees are trained properly, correctly and safely and timely.
- Prepares and negotiates noncommercial lease agreements.
- Ensures that rental payments are timely with receipts accurately prepared and delivered.
- Directs bookkeeping functions, preparation of financial reports and property/ renter files.
- Approves purchases as directed by COO.
- Authorizes the maintenance of company properties.
- Maintains work order process.
- Arranges for alterations to, or maintenance, upkeep or reconditioning of properties.
- Support corporate policies and programs.
- Ensures the proper, safe use of office equipment and maintains a safe, positive environment for employees and customers.
- Skill in use of computer and software (MS Office, Excel), and good word processing skills.
- Working knowledge of departmental standard operating procedures.
- Other duties as assigned
REQUIRED QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES):
- Must be at least 21 years of age or older
- Good communication skills (verbal and written).
- Extensive knowledge of real estate and property management principles and practices.
- Working knowledge of contract preparation for lease negotiation.
- Ability to supervise others and good decision-making skills.
- Knowledge of bookkeeping and financial accountability practices.
- Excellent verbal and written communication skills.
REQUIRED EDUCATION OR COMBINATION OF EDUCATION AND EXPERIENCE:
- Bachelor’s Degree in Business Administration and or verifiable work experience
- Verifiable property management experience in managing real estate properties.
- Further verifiable work experience may be substituted for education
- Real Estate License preferred but not required
PHYSICAL REQUIREMENTS/WORK ENVIRONMENT:
- Standing-20% /Walking-50% /Sitting-30%; primarily office setting.
- Some bending / twisting and/or kneeling, with individual lifting of 25 lbs. required, all other should be team lifting.
- Ability to work outside in various New Mexico environments; hot, cold, dry, wet, windy & sunny.
- Will be required to work with computers, LED/LCD and similar monitors, printers and other office related equipment on a daily basis.
- May be required to work evenings, weekends and/or holidays as needed.
- Must be able to be on 24-hour emergency call for properties that the position is responsible for.
- Travel is required, so must be able to pass a driving background and insurance check.
