Hiring Pay Range: $55,000 - $63,000

SUMMARY
The Leasing Support Specialist is a dynamic and flexible role designed to provide leasing support across all Bigos communities. Ensures continuity in leasing operations, enhances property performance, and provides superior customer service to team members, prospects, and current residents. The Leasing Support Specialist will be assigned to work on-site to support properties with leasing challenges, prioritizing those not meeting key performance indicators (KPIs) and/or properties with open leasing roles. Maintains a minimum average sales conversion rate of 40% and contributes to the coaching and execution of company leasing strategies. ESSENTIAL JOB DUTIES
Leasing Operations
- Partners with Inside Sales to drive higher show conversion rates through proactive prospecting and lead management.
- Act as the primary leasing consultant at assigned properties, handling all leasing activities including showing apartments, processing applications, and conducting lease signings.
- Maintain accurate records of prospect interactions and leasing status in CRM.
- Follow up with prospective residents, ensuring a high level of customer service and engagement.
- Assists with executing innovative outreach and promotion efforts to maximize brand exposure, engage interest, and establish professional relationships.
- Demonstrates an understanding of the real estate market, key product differentiators, marketing effectiveness, pricing strategies, and market demands.
- Assists the Marketing team with gathering relevant content (photos, videos, etc.) for social media and branding campaigns.
- Partners with site team management to ensure apartments are consistently maintained in show-ready condition and that overall curb appeal is upheld.
Customer Service
- Provides exceptional service to prospective and current residents, addressing inquiries and resolving issues promptly.
- Fosters positive relationships with residents to enhance satisfaction and retention.
- Effectively communicates with team management on daily happenings.
Property Performance
- Assists in achieving property occupancy and leasing goals by implementing effective leasing strategies.
- Identifies areas of opportunity to continually increase tour to application conversion.
- Works closely with the Sr. Sales Manager to identify and address performance issues at assigned properties.
- Contributes to the implementation of focus and marketing plans to improve performance.
- Participates in scheduled focus and pricing calls to support leasing and pricing strategies.
Flexibility and Mobility
- Be prepared to travel to different properties within the company to provide leasing support as needed.
- Demonstrates flexibility to work weekends or evenings as needed to support leasing activities.
- Adapt to varying property environments and team dynamics quickly and efficiently.

- Ensures timely arrival and active presence when deployed.
- Produces required volume of work by planning, organizing, and prioritizing work duties.
- Ensures communication remains timely and relevant by managing email correspondence and updating system tasks.
- Manages timecards and maintains accurate sales records to support commission and bonus payouts.
- Adheres to Bigos Management general work rules, professional decorum, and department procedures.
- Maintains a clean and safe work environment and follows all procedures for employee incidents.
- Ensures compliance with federal, state, and local laws.
- Attends all required department and company meetings.

QUALIFICATIONS
Education and Experience:
- BA or BS degree from a four-year college or university with focus in Real Estate, Sales, Marketing, related discipline, or equivalent work experience.
- Minimum 3 years of experience in multi-family leasing, operations, or B2C sales.
- Experience in Microsoft Office required (Word, Excel, Outlook, Power Point, etc.), Yardi experience preferred.
Skills and Abilities:
- Fluent in English and skilled in oral and written communication.
- Takes initiative and proactively seeks opportunities to drive leasing success.
- Ability to use tact, diplomacy and a clear, courteous manner when dealing with co-workers and the public.
- Travel for this position is required, ranging up to 100% of the time. Travel is mostly local, but the position may require additional travel for training and seminars.

- Must have reliable transportation and valid state drivers’ license and proof of insurance as travel between sites is required.
Physical Demands:
Must possess mobility to work in a standard office setting and to use standard office equipment, including a computer; stamina to maintain attention to detail despite interruptions; strength to lift and carry items weighing up to 10 pounds; vision to read printed material and a computer screen; and hearing and speech to communicate in-person and over the telephone. Must be able to quickly and easily navigate the property/building as required to meet the job functions, including climbing stairs and walking the hallways and common areas.
