Position Overview
Block Real Estate Services, LLC (“BRES”) is seeking a Real Estate Analyst with 3-5 years of professional experience in financial analysis, valuation, underwriting, forecasting, or another quantitative discipline. The analyst will evaluate and support the execution of commercial real estate investments, developments, financings, and asset-level strategies.
This position combines financial modeling, market research, project budgeting, due diligence, financing support, and investment analysis. The analyst will take ownership of defined workstreams across active acquisition, development, refinancing, and portfolio assignments and prepare analysis used by BRES principals and other organizational leaders, investors, lenders, and project stakeholders.
The position is well suited for an experienced quantitative professional who is commercially minded, highly attentive to detail, comfortable working through complex information, and interested in applying those skills across a broad commercial real estate platform.

Key Responsibilities
- Build, maintain, and independently review Excel-based underwriting models, pro forma cash flows, and financial analyses for acquisitions, developments, refinancings, and asset-level decisions.
- Analyze rent rolls, leases, operating statements, budgets, construction costs, debt terms, and market assumptions to identify key value drivers and risks.
- Prepare and maintain development cost sheets and project budgets and coordinate construction draw support, cost tracking, and ongoing project reporting.
- Calculate and evaluate property values, investment returns, and credit metrics, including capitalization rates, internal rates of return, equity multiples, return on cost, debt service coverage, debt yield, and loan-to-value ratios.
- Conduct property, market, and economic research, including comparable rents and sales, operating assumptions, supply and demand conditions, and capital-market trends.
- Evaluate financing and refinancing alternatives by analyzing loan structures and terms, preparing supporting analyses, and compiling information for lenders and other capital providers.
- Perform analysis of public and economic-development incentives, including TIF, CID, TDD, IRB, historic tax credits, LIHTC, and other applicable programs.
- Manage assigned aspects of financial and property-level due diligence and coordinate with professionals across investment, development, accounting, construction, brokerage, and property and asset management.
- Prepare and present investment memoranda, financing materials, presentations, and concise written summaries of findings, risks, and recommendations.
- Monitor asset and portfolio performance through actual-to-budget comparisons, business-plan tracking, scenario analysis, and other recurring or project-specific assignments.
- Own discrete analytical workstreams and ad hoc assignments, developing a clear approach, maintaining accuracy, and meeting deadlines as project needs change.
