Job Summary
CT Mechanical is seeking a Plumbing Project Manager to manage commercial plumbing projects in the Orlando market. This role owns the day-to-day execution of assigned projects, including schedule, cost, labor planning, documentation, and customer communication, from turnover through closeout.
The Plumbing Project Manager works closely with field leadership, general contractors, vendors, and CT Mechanical's operations leadership. You will have real ownership of your projects, with the support of senior leaders who will help you grow, handle major escalations, and continue developing your commercial and leadership skills.
The right candidate understands how commercial plumbing work gets built, is comfortable with job cost and labor tracking, and gets ahead of problems instead of reacting to them. Role and Responsibilities
- Manage the execution and financial performance of assigned commercial plumbing projects from turnover through closeout, working toward CT Mechanical's 10% net profit target.
- Review scope, budget, labor plan, schedule, drawings, specifications, and contract at turnover to identify risks and opportunities before work begins.
- Build and maintain labor forecasts, manpower plans, and 3-week look-aheads with the field foreman so projects stay properly staffed.
- Make sure the field has the manpower, materials, equipment, tools, and information it needs to work efficiently.
- Track job cost, labor hours, production, committed costs, and material spend; flag variances early and bring corrective plans to leadership.
- Identify, document, price, and pursue change orders; support scope clarifications and negotiations.
- Coordinate with general contractors, other trades, engineers, inspectors, vendors, and subcontractors.
- Manage submittals, RFIs, shop drawings, and project documentation accurately and on time.
- Coordinate material procurement, deliveries, warehouse staging, and fabrication needs, following company purchasing procedures.
- Visit jobsites regularly to check progress, production, quality, safety, and manpower.
- Provide clear weekly updates to operations leadership on cost, labor, schedule, risks, and action plans.
- Escalate significant client, contract, or financial issues to leadership early, with a recommended path forward.
- Coordinate with Estimating, Finance, HR, IT, Asset Management, and Warehouse to get projects the support they need.
- Support Assistant Project Managers and field leaders on assigned projects and share lessons learned with the team.
- Manage punch list, inspections, commissioning support, turnover, warranty, and closeout.
Requirements & Qualifications
- Bachelor's degree in construction management, engineering, business, or a related field preferred; equivalent industry experience considered.
- At least 5 years of experience in commercial plumbing or commercial mechanical construction, with meaningful plumbing scope.
- At least 3 years as a Project Manager or Assistant Project Manager, or in an equivalent field leadership role, on commercial projects.
- Experience managing commercial plumbing projects or major portions of them through closeout.
- Working knowledge of commercial plumbing systems, construction schedules, drawings, specifications, and contracts.
- Experience with project budgets, job cost, labor hours, change orders, and vendor or subcontractor management.
- Ability to read and interpret plumbing drawings, specifications, scopes of work, and contract documents.
- Comfortable with project financials: reading a cost report, spotting trends, and acting on them.
- Clear communicator with field teams, general contractors, vendors, and internal leadership.
- Organized enough to manage multiple projects and deadlines at once.
- Takes ownership and raises problems early instead of waiting to be asked.
- Proficient in Microsoft Office and construction or project management software.
- Aligned with CT Mechanical's core values.
Preferred Experience
- Commercial plumbing projects in healthcare, K-12, higher education, government, or large commercial construction.
- Underground plumbing, sanitary waste and vent, domestic water, storm piping, medical gas, equipment connections, and rough-in through final inspection.
- Managing self-performed plumbing labor, including manpower forecasting and production tracking.
- Familiarity with the Florida Building Code (Plumbing) and Central Florida inspection processes.
- Procore, Bluebeam, or similar construction platforms.
- Prefabrication, material planning, and warehouse coordination.
- Estimating, preconstruction, or project handoff experience.
- Relationships within the Central Florida commercial construction market.

A successful Plumbing Project Manager knows where each project stands financially and in the field at any given time. They keep labor forecasts current, capture change orders, protect the schedule, and keep the customer informed.
They bring problems to leadership early with a plan, not after the job has slipped. Over time, they take on larger and more complex projects and grow into a senior leader within CT Mechanical's plumbing operation.
