• Develop a strong network of property owners, landlords, developers, business owners, investors, and corporate decision-makers.
• Identify new business opportunities and build a healthy pipeline of leasing prospects.
• Explore and develop new markets, accounts, and partnerships.
• Help establish processes, strategies, and best practices that will support the growth of the Cebu branch.

2. Be a Strategic Partner to Clients

• Act as a trusted real estate advisor to business owners, executives, and companies planning to expand, relocate, or establish their presence in Cebu.
• Understand clients' business models, expansion plans, operational requirements, and investment considerations.
• Recommend commercial real estate options aligned with their business objectives.
• Conduct property presentations, site inspections, market discussions, and negotiations.
• Manage client relationships from initial conversation through closing and turnover.
• Go beyond simply presenting properties—help clients make better business decisions through real estate.

3. Drive Leasing Transactions

• Generate leads and actively pursue leasing opportunities.
• Conduct prospecting, presentations, property matching, negotiations, and closing activities.
• Develop and maintain a strong database of available commercial properties and leasing opportunities.
• Work with landlords, developers, and property owners to understand their requirements and represent their properties effectively.
• Monitor market trends, rental rates, emerging business districts, and new developments in Cebu.

4. Help Build the Cebu Team

• Coach and mentor junior leasing professionals as the team grows.
• Help establish a culture of accountability, collaboration, and high performance.
• Lead by example in client engagement, business development, and deal execution.
• Eventually take on greater leadership responsibility as the Cebu operation expands.

5. Collaborate Across the Business

• Coordinate with other brokerage, research, marketing, and support teams to maximize client opportunities.
• Collaborate with the wider organization to provide clients with access to different commercial real estate solutions.
• Represent the company professionally in meetings, industry events, networking activities, and client engagements.

What We’re Looking For

We are looking for someone who is hungry to build, not just maintain.

You may be a good fit if you are:

• Experienced in commercial real estate leasing, brokerage, business development, sales, or account management.
• A confident communicator who enjoys talking to business owners and senior decision-makers.
• Comfortable presenting, negotiating, and influencing clients.
• Highly proactive—you don't wait for opportunities; you create them.
• Entrepreneurial and comfortable working in an environment where not everything is already established.
• Resilient and willing to take on challenges, rejection, and difficult negotiations.
• Strategic enough to understand the client's business, but hands-on enough to pursue the actual deal.
• Passionate about building relationships and developing a strong professional network.
• Willing to be on the ground, meet clients, conduct site visits, and explore the Cebu market.
• Someone who wants to grow into a bigger leadership role as the Cebu business grows.

Your Success in This Role Will Look Like

In your first year, you will be expected to:

• Build a strong network of clients, property owners, and business partners in Cebu.
• Establish a consistent leasing pipeline.
• Close quality leasing transactions.
• Develop long-term relationships with business owners and corporate clients.
• Help establish the company's presence and reputation in the Cebu market.
• Contribute to building and developing the Cebu leasing team.
• Become a trusted commercial real estate partner for companies expanding into or within Cebu.

Why This Role Is Different

This is an opportunity for someone who wants to be part of building a business—not simply filling a position.

You will have the opportunity to pioneer the Cebu market, build your own network, work directly with executives and business owners, influence business decisions, close meaningful transactions, and eventually help lead the team you helped build.

If you are looking for a role where you can make an impact, create opportunities, and grow with the business, we want to hear from you.
